How Jorge helps

Buying & selling

Clear guidance, whether you’re buying, selling, or doing both at once.

For buyers

Buying a home

A clear view of your options, from first showing to closing.

Buying in Ventura County means choosing between very different places, from beach towns and historic downtowns to quiet valley neighborhoods. Jorge helps you compare communities, understand what homes are actually selling for, and make offers that protect you through inspections, appraisal, and closing.

  • Define what matters

Budget, timing, location, and the trade-offs you’re willing to make, sorted out before you tour.

  • Know the market

Comparable sales and current inventory, reviewed together, so every offer is grounded in real numbers.

  • Tour with context

Notes on condition, pricing, and the questions worth asking at every home.

  • Negotiate & close

Offers, inspections, appraisal, and escrow, explained step by step until you have the keys.

For sellers

Selling your home

Preparation, pricing, and a plan built around your goals.

Selling well starts before the listing goes live. Jorge helps you decide what to fix and what to leave alone, sets a price backed by recent sales, and manages showings, offers, disclosures, and escrow so you always know where things stand.

  • Price with evidence

A recommendation built from comparable sales, current competition, and your home’s condition.

  • Prepare the home

A practical list of repairs, updates, and staging ideas, focused on what’s worth doing.

  • Present it well

A listing plan for photography, description, and showings that suits the home.

  • Keep you informed

Showing feedback, offer reviews, and escrow milestones, shared as they happen.

The approach

Real estate decisions are personal. The advice should be too.

Listen carefully, explain clearly, and build the plan around your goals, not the other way around. A first purchase, a move for work or family, and the sale of a longtime home each call for a different plan.

  1. 01

    Listen first

Every plan starts with your goals, timing, and budget, not a script. Good advice depends on understanding your situation first.

  2. 02

    Explain clearly

Contracts, disclosures, and next steps in plain language, so you always know what you’re signing, why it matters, and what comes next.

  3. 03

    Plan with intent

Decisions grounded in real information: comparable sales, condition, and timing, so price and strategy rest on evidence, not guesswork.

  4. 04

    Stay reachable

Regular updates and straight answers by phone, text, or email, from the first conversation to closing day.

Questions, answered

Straight answers to what buyers and sellers ask most. Don’t see yours? Jorge is happy to talk it through.

Who is Jorge Lopez Jr.?

Jorge Lopez Jr. is a REALTOR® with Pinnacle Estate Properties, Inc., licensed by the California Department of Real Estate (DRE# 02442874). He works from the brokerage’s office at 1100 Flynn Rd Ste 101 in Camarillo and helps buyers and sellers throughout Ventura County.

What areas does Jorge serve?

All of Ventura County, including Camarillo, Ventura, Oxnard, Thousand Oaks, Newbury Park, Simi Valley, Moorpark, Ojai, Santa Paula, Fillmore, and Port Hueneme, plus the smaller communities in between. His office is at Pinnacle Estate Properties, 1100 Flynn Rd Ste 101 in Camarillo.

How do I get started buying a home?

Start with a conversation about your goals, timing, and budget. The usual next step is talking with a lender about pre-approval, so you know your price range before you tour. From there, Jorge sets up a search around what matters most to you.

Do I need to be pre-approved before looking at homes?

It isn’t required to start looking, but it’s strongly recommended before you make an offer. A pre-approval letter shows sellers you’re a qualified buyer and keeps your search focused on homes that fit your budget.

How is a buyer’s agent paid?

Real estate commissions are negotiable and are not set by law. Buyers working with an agent typically sign a written buyer representation agreement before touring homes. It outlines the services you’ll receive and how compensation works, and Jorge will walk through it with you before you begin.

What are closing costs, and who pays them?

Closing costs are the fees to complete a sale beyond the price itself, such as escrow and title fees, lender charges, prorated property taxes, and insurance. Buyers and sellers each have their own, and who pays certain costs can be negotiated in the purchase contract. If you’re financing, your lender’s Loan Estimate lists your expected costs early on.

What happens during escrow?

Escrow is the period between an accepted offer and closing, when a neutral escrow holder manages the funds and documents. During escrow, buyers complete inspections and secure their loan, the lender orders an appraisal if you’re financing, contingencies are removed, and both sides sign final paperwork before ownership transfers and the sale is recorded.

What is a REALTOR®?

A REALTOR® is a licensed real estate professional who is a member of the National Association of REALTORS® and agrees to follow its Code of Ethics. In California, anyone who represents buyers or sellers for compensation must also be licensed by the Department of Real Estate.

How is the right list price for my home determined?

Pricing starts with recent comparable sales, meaning homes similar in size, condition, and location. It then accounts for current competition and your home’s specific features. The goal is a price supported by evidence, so the home is positioned well from the first day on the market.

What should I do to prepare my home for sale?

Focus first on what buyers notice: cleanliness, small repairs, lighting, and clutter. Not every update pays off, so it helps to walk through the home together and prioritize the changes that matter most for your price point and timeline.

What disclosures does a seller provide in California?

California sellers must disclose known facts that affect a home’s value or desirability. That typically includes a Transfer Disclosure Statement, a Natural Hazard Disclosure report, and other forms depending on the property and its location. Jorge helps you gather and complete them early, so there are fewer surprises in escrow.

Can I buy a new home before selling my current one?

Often, yes. Common approaches include an offer contingent on the sale of your current home, using equity or bridge financing to buy first, or selling first and negotiating a rent-back so you have time to move. The right option depends on your finances and the market, and a lender can confirm what you qualify for.

How long does it take to buy or sell a home?

It depends on the market, the property, and financing. Once an offer is accepted, escrow usually takes several weeks, and the exact timeline is set in the purchase contract. The time before that, whether searching for a home or preparing one for market, varies more widely.

Is it too early to reach out if I’m only thinking about buying or selling?

Not at all. An early conversation can help you understand your options, your timing, and what to prepare, without any pressure to act before you’re ready.
